The flooring and canteen were completely revamped, while the interior concrete was removed to make way for slick new fire rated screens, which allow more natural light to shine through the level.
Fully glazed fire rated doors also add to the open, airy feel of the level, with new suspended ceiling and light works. The plumbing and electrical systems were also upgraded throughout to cater for the contemporary technological demands of clients.
This project took place in the busy pedestrianised city centre, where safe access to adjacent premises such as shops, some of which were under the building’s canopy, was paramount, particularly as the refurbishment was external over several floors.
The site was fully hoarded and there was sheeted scaffolding.
The internal works consisted of a strip out back to the shell and installation of all new contractors design A/C system and lighting and the installation of new lift.
Further works included a modern suspended ceiling grid fitted throughout, decoration, tiling works and WC facilities. External works included window decoration, gutter repairs and new concrete compound to accommodate the new condensers of the upgraded A/C installation.
The internal works consisted of a full strip out to the office and kitchen areas, the removal of two storey office accommodation and mezzanine floors within the warehouse areas in order to create the original warehouse space. The refurbishment saw new suspended ceilings, the formation and fitting of new kitchens, decorations carried out throughout with new floor coverings fitted to the office, reception kitchen and toilet areas.
Contractors design included for a new lighting scheme throughout the office and warehouse areas, the upgrade of the fire alarms and the installation of new boilers for the heating system.
External works consisted of the removal of windows and the reinstatement of brickwork, new security doors fitted to the front entrances, remedial works to the roof with the replacement of skylights to one of the units to improve the natural light within the warehouse,
This work was for a company whose business is High Tec Aircraft Engineering. They were firmly established in an adjacent building and needed far more space. This meant creating a new building on land by their existing premises. This was a perfect solution to meeting their space needs.
The new build involved the Design and Installation of VFR Systems including Ventilation with extensive Electrical Installations.
Once the building phase had been competed, we formed a Mezzanine Floor with Offices. On the ground floor we created a reception/waiting area, dispatch and goods inwards, test Areas, bake rooms, research & development units, female and male toilets and finally a canteen area with full kitchen facilities.
This was a significant project delivered over 12 weeks.
